My name is Vijay Krishna. I run Royal Oak Sites out of Royal Oak, Michigan, and I work across the southeast part of the state, mostly in Monroe, Lenawee, and Wayne counties.
I do one kind of work: resolving curative title problems on distressed property before it is lost to tax foreclosure. The counties in this region hold thousands of parcels still titled in the names of people who have died, in many cases years ago. Families usually do not know it until the tax notices escalate and the county's timeline starts to close. Often the fix is a single recorded document that nobody knew to file.
This is a small operation, and I mean that literally. It is one person. Being small is why every property gets read personally rather than mass mailed. I pull the chain of title myself, I read the probate record myself, and I write to families myself. When I send a letter, it is because I have actually looked at the record for that specific parcel and verified the problem.
